Do you offer short-term rentals?

No, the vision of Poplar Creek is a village for long-term residents. For that reason, we do not offer short term rentals. However, owners may opt to rent their homes when they are not owner-occupied. This is done privately through the owner.


Do you offer tours?

Yes, you can contact us at info@idealridge.com to schedule a tour. To respect the peace and privacy of our residents, unannounced drop in tours or drive throughs are not permitted. Poplar Creek Tiny Village is comprised up of tiny homes which are owned by our residents, and the sites are rented/leased on a long-term basis. The community is located on 10 wooded acres. The first phase of the village will offer 10 home sites. The second phase will offer 20 home sites. Construction for Phase Two is expected to begin before the end of 2024.

Where is the community located?

Poplar Creek is located at 105 Poplar Creek Way, Rutherfordton NC. We are approximately 8 miles from downtown Rutherfordton. Rutherford is approximately 55 miles from Asheville, NC, 70 miles from Charlotte, NC and 55 miles from Greenville, SC.

What are amenities do you offer?

We offer a fire pit, communal pavilion, onsite storage (available for additional cost), community garden, plenty of greenspace and walking trails. Phase 2 will include a dog park.

What area attractions or activities are close to the community?

The Thermal Belt Rail Trail is a 13.58 Mile long paved converted railway, running through the heart of Rutherford County, NC – connecting Spindale, Rutherfordton and Forest City.


20 miles away are the towns of Chimney Rock, home of Chimney Rock State Park, and Lake Lure, a 1500 acre municipal lake with 27 miles of shoreline and public beach access. The visitor’s guide for the Blue Ridge Foothills can be found here.


The greater western North Carolina region is home to 3 major universities, Appalachian State University, UNC Asheville and Western Carolina University.

What is included in the lot rental?

Poplar Creek lot rentals generally run year-to-year. The monthly lot rental is $650. Each lot comes with 2 parking spaces. Lot rentals include: access to property amenities, trash and recycle, ground maintenance and high-speed internet.Each lot is equipped with 50amp service, septic connections, and municipal water connections. Water and electric are separately metered for each lot and these connections and monthly utility fees are the responsibility for each resident.


FAQs

Are there any requirements for the tiny homes at your community?

Poplar Creek has been zoned for park model tiny homes that meet American National Standards Institute (ANSI) A119.5 standard for recreational park trailers. All homes must be certified and insurable. If you have questions whether your home meets these requirements, please contact us at info@idealridge.com.

Do you build homes for the community?

We do not build tiny homes, but we are partnering with builders that we can recommend to residents who are in the market to purchase homes. You have the option of purchasing a tiny home from any builder, so long as appropriate certifications and insurance requirements are satisfied.

How do I secure a lot?

The first step to securing your lot requires that you complete an application and a background check (which includes a credit check). Once you’ve pre-qualified for a lot rental, lots will be offered on a first-come, first-serve basis. To secure your lot, you must first pay a deposit of first month’s rent and security deposit.

Do you accept “schoolies,” van conversions, container homes or motorized RVs?

No, not at this time. All homes must be park model tiny homes, meeting the ANSI A119.5 standard. No other alternative living quarters are housing will be accepted.

Are DIY Homes permitted?

Yes! Do note that we do require all homes have appropriate certification or an electrical inspection, and meet insurance requirements.


FAQs

Do you allow pets?

Yes. We require that each pet has a full vaccination record, including rabies shots. Pets are typically approved unless the breed is on the uninsurable list or exceeds the 70 lb. weight limit. There is a limit of two pets per home. Dogs must be leased while on communal property and owners are expected to clean up after their pets. Pets must reside within the home.


Do you allow sheds or other storage?

No, but onsite storage will be available for an additional cost.

Are there any length limitations for tiny homes?

Lots can readily accommodate tiny homes up to 35ft. Some larger lots can accommodate trailers up to 40ft. Please provide the size of your tiny home in your application to ensure its size can be accommodated among the available lots.

Are you age restricted?

No. We are not age-restricted and welcome all residents. However, due to the limited size of park model homes, a max capacity of 2 persons per bedroom is allowed for each home. All full-time residents in any home are subject to background checks and application requirements.
